“Brookfield Village” is a multi-phased, mixed-use Retail/Commercial/Residential Development Project located at the Brookfield Town Center District emerging growth and robust development area.
The project spans over 3.5 acres with frontage at 800 Federal Rd. Brookfield Village is Brookfield’s new premier “Town Center District” Master planned Revitalization Project providing a charming village community concept on Federal Road. The Master Planned Village concept will now be the new “go to” destination for restaurants, food services and personal service locations for many area residents as the project is developed and completed.
The Brookfield Village Project includes four new buildings when completed with 72 apartments and 26,000 sf of street level commercial space.
The Brookfield Village project is within the Town Center District Zone allowing many uses including restaurants, food/coffee services, professional/personal services such as salons, spas, retail, medical related uses.
The initial Brookfield Village Phase 1 first two buildings are now completed. The leasing program has been successful in producing quality tenants; Phase 1 is currently 83% pre-leased with lease commitments from Subway, Rich’s Ice Cream Dairy, LaPiazza Italian restaurant, Travelling Chic Boutique and Honeymoon nail salon . All of these new tenants are scheduled to be built out and completed during 2018. Two spaces in Phase 1 remain to be leased. Building #1 on Federal Rd. has a space with 1,280sf. Building #4 on Station Rd. has a 755sf space available. The success of the leasing at Phase 1 has encouraged the developer to initiate the Phase 2 pre-leasing marketing program that is currently under way.
When Phase 2 is built, it will contain two buildings fronting on Federal Rd. separated by a large open plaza. These two buildings, similar in design to the recently built building on Federal Rd. will contain two floors of apartments above with first level commercial space designed to have substantial outdoor patio and plaza access. This is a desired design for the many restaurants and retail operations who now require adjacent outdoor displays and patio dining. Currently, the plan is for completion of the two Phase 2 buildings in early 2020.
Rents are in the range of $19/S.F. to $26/S.F. NNN. Pre-leasing includes a substantial build-out allowance for 5 and 10 year leases. This substantial build-out will allow the tenant to design and build out quality space for their business needs.
